Terms of use

This website explains the Hybrid Spec Homes program. By using it you agree to the terms on this page.

• Information, not an offer. Nothing here is an offer to sell property, a price quote, a commitment to build or to lend, or legal, tax or lending advice. The program is in a pilot and no lots, plans or prices are published yet.
• Proposals are proposals. Terms described on this site, including those on the proposal page, are starting points for discussion. Terms bind only when they are in written agreements signed by the parties.
• Check before you rely on it. We work to keep this site accurate, and it is provided as is, without warranties. Decisions about buying, selling, building or borrowing should rest on signed documents and on advice from your own attorney, accountant and lender.
• The calculator. The calculator on the builders page is a simplified model. Its starting figures are national averages from the source named beside it. It is not a projection or a promise of results.
• Outside links. Links to other websites are provided for reference. We do not control those sites.
• Our name and content. The Hybrid Spec Homes name, logo, text and design belong to Hybrid Spec Homes. Please do not reuse them without written permission.
• Changes. We may update this site and these terms. The date at the top of this page shows the current version.

Privacy

This site is built to collect as little as possible.

• No forms and no accounts. The site does not ask you for any personal information.
• No cookies, analytics or advertising trackers. The site sets no cookies and loads no tracking or advertising scripts.
• Fonts. The typefaces are loaded from Google Fonts. When they load, Google receives your IP address and basic browser details, as it does for any site that uses its fonts.
• Server logs. Our hosting provider keeps standard logs of requests, such as IP address, time, page and browser, for security and troubleshooting.
• The copy buttons place the phone number or email address on your own device’s clipboard. Nothing is sent anywhere.
• If you call or write. The phone number and email address on this site belong to Gold Peach Realty, the brokerage for the North Georgia pilot. What you share is handled by Gold Peach Realty and used to respond to you.
• Children. This site is not directed at children.

If this changes, for example if a contact form is added, this notice will be updated first.

Disclosures

• Not a brokerage. Hybrid Spec Homes is an independent company that runs a home-building program. It does not hold a real estate license and does not list, sell or negotiate property, and it represents no one in a sale.
• Who provides brokerage services. A licensed brokerage in each market. In the North Georgia pilot that is Gold Peach Realty, (770) 283-1223. Hybrid Spec Homes and Gold Peach Realty are affiliated companies.
• Agency and compensation. Agency relationships and all compensation are disclosed in writing by the brokerage before anyone signs. A buyer may be represented by their own agent.
• Not a builder or a lender. Homes are built by an independent licensed builder under its own contract and warranty. Loans are made by independent lenders. No one is paid by a lender for an introduction.
• Images. Footage and images on this site are AI-generated illustrations. They do not show an actual lot, home, plan or listing. Real listings will use drawings and renderings of the actual plan, marked as renderings, and photographs of the actual lot.
• Figures. Statistics on this site are national figures from the sources linked beside them. They are not local market data.
• Equal housing opportunity. Homes in the program are offered without regard to race, color, religion, sex, disability, familial status or national origin.

Accessibility

We want this site to work for everyone. It can be used with a keyboard, it has a skip link and visible focus outlines, the background films are silent and decorative, and motion is reduced when your device asks for that.
