For buyers
Choose the lot. Choose the home. Make it yours.
You pick the land, then one of the builder’s plans that fits it, then your finishes from a priced list. The price is published before you choose, and the home is built for you after you sign.

The middle path
Between “take it as built” and “start from nothing.”
A finished spec home is quick, and every choice in it was made by someone else. A custom home is all yours, and you carry the land search, the design and an open budget.
A hybrid spec home keeps the decisions that are hard to get right, such as structure, layout and price, in the hands of a builder who has made them before. It leaves you the ones you care about living with.
Your decisions
Three choices, in order.
-
The lot
Where you will live
Every lot offered has already been surveyed and checked for septic or sewer, access and utilities. You compare views, privacy, slope and the drive to town, knowing each one can be built on.
-
The plan
What you will live in
Each lot comes with the plans that fit it. Every lot and plan pair has one published price that covers the land and the home.
-
The finishes and options
How it will feel
Choose a finish collection, a coordinated set of floors, cabinets, counters, fixtures and colors. Add options from a list where each item has a set price. Your selections lock at a set date before the build begins.
What to expect
Plain answers on price, time and financing.
Price
Published before you pick
The base price for each pairing and the price of each option are on the listing. Your total is the base plus the options you add. Anything that could change it is written into your contract.
Time
A build the crew has run before
Because the plans are already drawn and engineered, the months a custom buyer spends on design are skipped. The builder gives you a schedule in writing, and weather and permitting can still move it.
Financing
Usually a construction loan
On the pilot’s default path you close a construction-to-permanent loan before the build starts. Speak with a lender early. Requirements differ from a standard mortgage.
How the loan worksQuestions
What buyers ask.
Can I change the floor plan?
Not beyond the priced options the builder offers for that plan. If you want to move walls or design from scratch, a custom build is the better fit.
Can I bring my own lot?
Possibly. The lot would need to pass the same site check as every other lot, and the builder would need to confirm which plans fit it.
Can I use my own real estate agent?
Yes. Tell the brokerage at the start so every relationship and all compensation is disclosed in writing.
Are there homes I can look at today?
Not yet. The program is a pilot and no lots or plans have been published. Call or write and you will be told when the first pairings are listed.
What is the warranty?
The builder provides its warranty in writing as part of your construction contract. Read it before you sign.
Are the pictures on this site real homes?
No. The footage and images here are AI-generated illustrations. Real listings will use drawings and renderings of the actual plan, marked as renderings, and photographs of the actual lot.
