A new way to build · North Georgia pilot

The simplicity of spec.
The flexibility of custom.

A hybrid spec home is designed and priced before you arrive, then built on the lot you pick with the finishes you choose. Nobody builds on a guess.

The idea

What is a hybrid spec home?

A hybrid spec home pairs a landowner’s lot with a builder’s finished, priced plan. A broker lists the pair and finds the buyer. Construction starts after that buyer commits, so the home is planned like a spec and chosen like a custom.

Spec homes are simple because every decision is already made, and that is also why they rarely fit anyone exactly. Custom homes fit, and they ask the buyer to find land, hire a designer and live with an open-ended budget. The hybrid keeps the finished plan and the known price, and gives the buyer the two choices that matter most: where the home sits and how it is finished.

The landowner

Brings the lot.

The land stays in the owner’s name until a buyer closes. It is sold as a home site with a house already planned for it.

For landowners

The builder

Brings the plan and the build.

Proven plans, fixed prices, a known schedule. The builder starts with a buyer under contract and no land to carry.

For builders

The broker

Brings the buyer.

One listing for the lot and the home together, marketed as a home to be built, with the paperwork run from first call to closing.

The land

Choose the lot.

Every lot in the program is walked, surveyed and checked for what it takes to build there before it is offered. You pick from land that is ready for a house.

The plan

Choose the home.

Each lot is paired with builder plans that fit its slope, setbacks and views. Every pairing carries one price for the land and the home together.

The finish

Make it yours.

Pick a finish collection and the options you want from a priced list. Selections lock before the build starts, which keeps the price and the schedule steady.

Three ways to get a new home.

The differences come down to who decides, who waits and who holds the land while the house goes up.

Why now

Two numbers behind the idea.

Land is the cost a spec builder pays first and waits longest to recover. Custom is the route buyers ask for and the one fewest homes take.

13.7%

20%

Custom homes’ share of single-family starts on a one-year moving average, as reported in August 2026. About four of every five new homes are started some other way.

Where it starts

The first homes are being planned in North Georgia.

The pilot brings together one builder, lots that Gold Peach Realty already lists, and Gold Peach Realty as the brokerage. The proposal sets out who does what, the terms we suggest and what the first ninety days look like.

Hybrid Spec Homes is an independent company. It works with a licensed brokerage in each market, so the same program can open wherever a brokerage, a builder and landowners want it.
