For brokerages

A listing your market does not have yet.

Hybrid Spec Homes is an independent company. It supplies the program: the brand, the pairing method, the listing format and the marketing. Your brokerage lists the homes, represents your clients and runs every sale.

The opening

Land listings and builder relationships, sold as one home.

Most brokerages carry vacant lots that are slow to sell and know builders who would build more if they did not have to buy land first. A hybrid spec listing puts the two together and offers the result to home buyers.

The program gives you a repeatable way to do that: the same site check, the same pairing and pricing format, the same listing presentation every time, under a brand built for it.

What the company supplies

  • The brand and this website, with a place for your market’s lots and plans.
  • The pairing method. Site check criteria, lot and plan matching, and one price format.
  • The listing kit. Listing format, rendering standards, footage and marketing material.
  • Starting agreements for your attorney to adapt to your state.
  • What other markets learned, shared with every brokerage in the program.

What stays with your brokerage

  • Your listings and your clients. Landowners and builders sign with you.
  • Agency, disclosures and compliance, under your license and your state’s rules.
  • Negotiation and the transaction, from first call to closing.
  • Your commissions, set in your own agreements with your clients.
  • The choice of builders and lots you bring into the program.

Markets

One brokerage at a time, market by market.

The company does not hold a real estate license and does not list or sell homes. Each market opens when a licensed brokerage there joins.

The sequence

How a market opens.

  1. A first conversation

    You + the company

Your market, your land listings, the builders you know and whether the model fits how homes are financed and sold where you work.

  2. A program agreement

    You + the company

A written agreement sets what the company supplies, what your brokerage is responsible for, the market it covers and the fee.

  3. Your attorney adapts the agreements

    Your brokerage

The landowner, builder and buyer agreements are adapted to your state’s license law, disclosures and contract forms before anyone signs one.

  4. First builder, first lots

    Your brokerage

You bring in one builder with built plans and fixed prices, and a first group of lots that pass the site check.

  5. Listings go live

    Your brokerage + the company

Each lot and plan pair is listed by your brokerage and presented on this site under your market, with your contact details.

Questions

What brokers ask.

Is Hybrid Spec Homes a brokerage?

No. It is an independent company that runs the program. It does not list property, represent buyers or sellers, or negotiate sales. A licensed brokerage in each market does that.

How is the company paid?

A program fee, set in a written agreement with each brokerage. It is never a share of a commission, because the company is not a licensed brokerage. Fees for the first brokerages are still being set.

Can more than one brokerage join in the same market?

That is decided market by market and written into the program agreement.

Do we have to use a particular builder?

No. You bring builders you trust. Each one has to meet the program standard: plans that have been built before, fixed prices, a written schedule and a written warranty.

Which markets are open now?

The pilot is in North Georgia with Gold Peach Realty. No lots or plans have been published yet. New markets open when a licensed brokerage there joins.

Who owns the client relationship?

Your brokerage. Landowners, builders and buyers sign their agreements with you, and enquiries for your market go to you.
